Townhome Transactions of the week: October 6-13, 2024

A total of 74 2-storey townhomes were sold from October 6-13, 2024.
The highest sale price is $845,000. It is a 2019 Claridge-built interior unit, located in the Wateridge community in the east of Ottawa. It is a rear-lane type of townhouse, with a detached two-car garage at the back of the house. With the garage separated from the house, it has space for an office on the main floor. It also has great interior finishes, with hardwood flooring on the main floor, hardwood staircase and 2nd floor hallway, and a finished basement with an additional bathroom.

Now let’s take a look at townhome transactions in different communities of the city:
Morgan’s Grant: All of three 2-storey townhomes sold in this community are end units. One was sold for $660,000, significantly higher than the other two. The major difference is this one has 4 bedrooms on the 2nd floor. ⬇️

Kanata Lakes/ Beverbrook: Other than a condo townhouse sold at $465,000, the other two townhomes sold are located between Campeau Dr and HWY 417. The one sold at $630,000 was built in 1998, offering 3+1 bedrooms, 3 bathrooms, 0 ensuite. The house is small but well maintained. It has no rear neighbours, backing onto green space but not far from HWY 417. ⬇️
The other one, sold at $584,000, is a 3-bed 3-bath townhome built by Urbandale in 2004. The basement is finished. And the backyard backs directly onto HWY 417. ⬇️

Stittsville: In the Fairwinds community, a Mattamy interior unit built in 2008 was sold for $623,000. It is a well maintained home. ⬇️
In the Maple Grove community in Stittsville north, a Tamarack end unit, built in 2017, was sold for $740,000. It is situated on a corner lot, very well upgraded and maintained, hardwood flooring through the main and 2nd floor, and has a gazebo and deck in the backyard.
In Minto‘s Potter’s Key community in Stittsville north, the Tahoe end unit built in 2019, was sold for $665,000. This is a relatively new and well-maintained townhome, with a hot tub in the backyard.
In Stittsville south, the Edenwylde community, a Tartan interior unit, built in 2020, was sold for $659,900. It is a small townhome, Tartan’s Spartan model, 1641 sqft. Beautiful hardwood flooring on the main floor. This is a very good sale! ⬇️

Barrhaven:
In the Longfields area, a Richcraft interior unit, built in 2006, was sold for $585,000. It is quite similar to the Urbandle townhome sold in Kanata lakes for $584,00.
In the Hearts Desire area, a Minto Tahoe end, built in 2020, was sold for $650,000. It has laminate flooring and carpet staircase, backing onto a parking lot of a commercial. This house is the 4-bedroom layout:

Half Moon Bay: There are quite a few options in the $500k price range:


A townhome in this area, built by Caivan, was sold for $680,000. If we try to understand why this house was sold for a higher price, the reasons are: It is brand new, relatively big, has a walkout basement, and most importantly, it is situated on an oversized pie lot: ⬇️

Barrhaven / Quinn’s Point: Two Minto’s Monterey models were sold last week. ⬇️


Barrhaven / Stonebridge: This Uniform’s interior unit, the Minden, built in 2018, was sold for $692,500. It has great Uniform standard, with a walkout basement with an additional bathroom. ⬇️
