Market Watch: Homes Sold Above $1m, January 27 – February 2, 2025

In the past week a total of 22 homes were sold above 1m. The market is more active than the previous week.

In the west end:
In Carp, a bungalow situated on a 4.7 acre lot was sold for $1,198,000, $13,000 over asking. This well-maintained house was custom built in 2016. It offers 3 bedrooms on the main floor floor, and a finished walkout basement with 2 additional bedrooms. There is Radiant heat in the basement.

The travel time to Kanata Centrum Shopping Center is approximately 16 minutes:

In Kanata north, two estate properties were sold.
A quite new 2-acre home was sold for $1,850,000 in the Dunrobin area. This home is very well finished, with 3 bedrooms on the 2nd level, each with its own ensuite bathroom. The main floor also offers a bedroom with ensuite bathroom as well as an office. Radiant heating on all levels including the garage. It was first listed in July 2024.
Also in Kanata north, in Marchvale Estates, a 4-bedroom two-storey home on a 2-acre lot was sold for $1,350,000. This home was built in 2001. Hardwood throughout, finished with neutral colours, and is well maintained. It backs onto March Rd.
Stittsville:
A very beautiful bungalow was sold for $1,311,298 in Stittsville. It has rear neighbours but has an extra deep lot of 142.68ft. A 105′ lot was severed into two lots a few years ago and this bungalow is one of the 2 homes that was built. This bungalow, built in 2018, has 3 bedrooms on the main floor, and 2 additional bedrooms in the basement. Beautiful interior finishes, fully finished basement.

A Richcraft 44′ model, the Pinefield, 3060 sqft, was sold for $1,220,000 in the Westwood community. This house was first listed in September 2024, for $1,299,900.


Barrhaven:
A Tamarack 2012-built home was sold in Barrhaven for $1,199,900. It is a huge house: Tamarack’s 50′ model, the Bradbury, 35722 sqft. It is situation on a corner lot. Greenbank Rd is to the east of this neighbourhood.

Findlay Creek:
An Urbandale 2019-built single home was sold for $1,416,300. It is Urbandale’s 50 model, the Madison Park with 3-car garage, with the Horizon elevation (a more expensive elevation than the Pacific Elevation). This house is situated on a premium lot backing onto a pond and it has a walkout basement.

Another big single home, built in 2021, was also sold for $1,435,000 in this area. It is Phoenix‘s 50′ model, the Annapolis. The house is well upgraded; the basement is not finished. The lot is 50′ wide and 105’ deep, with rear neighbours.
