Market Watch: Homes Sold Above $1m, Feb 3 – February 9, 2025

In the past week a total of 14 homes were sold above 1m.

In Carp, a bungalow situated on a 2.5 acre lot was sold for $1,195,888. This well-maintained house was custom built in 20007. It offers 3 bedrooms on the main floor floor, and a finished basement with one additional bedroom. The heat source is propane.
The travel time to Kanata Centrum Shopping Center is approximately 11 minutes.
In Kanata South, 2 homes were sold above 1m in the past week.
A very well upgraded and maintained Cardel 38′ single home was sold for $1,151,000. It backs onto a pond, so it has direct rear neighbours. There is also a 3 season sunroom in this house. It is Cardel’s Berkshire 2, 2570 sq.ft.

A Mattamy 46′ model, the Shire, was sold in Blackstone south for $1,286,000, over 3700 sqft. This home, located in Blackstone South, is built by Mattamy- who acquired the land as part of their acquisition of Monarch in 2015. That’s why this home is built on a 46′ lot, a lot size that is highly unusual for Mattamy homes- but consistent with Monarch 46’s built in Blackstone.
The home itself is extremely large- over 3,700 sq. ft. – with 4 beds & 3.5 baths above grade plus a 2nd floor loft- basically a Richcraft Spoke but by Mattamy. The home is well-finished – beautiful Craftsman kitchen, 5″ chocolate HW, upgraded tile, etc. Apart from the second floor being laminate, there really isn’t much too nit-pick as far as the home goes.
All of this explains why it sold over ask at 1.28 million – the current 2-year high-water mark (highest transaction price for Mattamy 46s in Blackstone South) – the home is truly completely ready-to-live in. For context, the last stonebridge Pinnacle (non-premium-lot) sold for $1.314m in 2023, in a better market & w a much newer home.
The Shire is the older version of the Pinnacle. Quite a few Pinnacles were built in Mattamy’s Crown of Stonebridge community in Barrhaven. Here is the front elevation of the Pinnacle,which has a highly enhanced and beautiful exterior. ⬇️

Barrhaven:
Three homes were sold above 1m in Barrhaven;

In the Barrhaven east community,a Richcraft 43′ home, built in 2002, was sold for the full asking price, $1,199,900. It has been renovated above grade (new kitchen), situated on a corner lot, with a finished basement. It is a very good sale – sold for higher prices than most new 44′ models in Riverside South.
In the Chapman Mills community in Barrhaven, another Minto 43′ single home situated on a premium lot was sold over asking for $1,220,888. This home isn’t in the same condition as the one above (no big renovations) but generally well maintained; the basement is unfinished BUT it is a walkout basement backing onto large lots. Effectively a full premium lot.
Stonebridge, Barrhaven: A Monarch Pine (50′, retired but we estimate it is ~2,400 sq. ft) backing onto the golf course in Stonebridge was sold for $1,244,900. The last few Pines have sold for roughly $1m or less, on non-premium lots.
Findlay Creek:
A Tamarack Homes ‘Granger’, 44′ corner, 3,070 sq. ft, was sold for $1,172,000. This home is a rare new Tartan/Tamarack 44, fairly well-finished and maintained. The home has a good layout (large kitchen, 4 beds / 3.5 baths). These homes are rare to see on resale markets (most Tamaracks on market are built pre-2018), and this one was sold at comparable prices to the last few large Claridge 45s despite being ~600 sq. ft. less.
