Market Updates March 30 – April 5, 2026

During the week of March 30- April 5 2026, a total of 145 (compared to 156 last week) homes were sold in Ottawa. Of those, 26 homes sold for over $1 million, compared to a total of 22 such sales the week before.

Crown Jewel Sale of the Week:
The most expensive home sold last week is a single-family home built in 1949 in the Carlingwood–Westboro area. It sits on a 50′ lot and offers 4 bedrooms and 2,314 sq. ft. of living space above grade, with close proximity to the Ottawa River Parkway.

Other Homes Sold Above $1m:

Quite a few of them sold over asking. As the pictures show, older well-maintained single-family homes sold above $1.5M, whereas the new-build semi sold for $1.45M:

Barrhaven, Riverside South, Findlay Creek:
0 homes were sold above $1m last week.
Kanata Lakes:
Two homes sold above $1M in Kanata Lakes. One is Cardel’s 43′ Nicholes, with an in-law suite on the main floor, located at Richardson Ridge — 2 years old with a fully finished walkout basement. The other home was built in 1993 in the Golf Course area, featuring a huge pie-shaped lot and is well maintained.

Kanata South – Stittsville
In Minto’s Abbotts Run community, a Minto 43′ Mackenzie model sold for $1,099,900. Even though it was sold through resale, Minto is the seller, so the buyer could potentially receive a rebate if the new HST rebate proposal is passed into law.



Mahogany
A bungalow built in 2020 by Minto, backing onto a creek, with 1,633 sqft of living space above grade, was sold for $1,225,000.


2-Storey Townhomes:

Barrhaven:
The silver medal winner is located in the Uniform Orchard community within Barrhaven’s Stonebridge neighbourhood, built by Uniform in 2018 and sold at full asking price of $749,000. The home features a walkout basement and enjoys no rear neighbours — though the backyard does face a large cemetery.

Kanata Lakes:
An end-unit townhouse built by Richcraft Homes in 2012, with 3 bedrooms and 3 bathrooms, listed at $725,000, and was sold at $680,000 — roughly $45,000 below asking. At its market peak, comparable townhouses in the area (Kanata Estates) sold for around $880,000. This means the current sale price is approximately $200,000 below the market’s all-time high.
