During the week of Feb 16–22, 2026, a total of 110 homes were sold in Ottawa. Of those, 19 homes sold for over $1 million, compared to a total of 13 such sales the week before.

Most Expensive Home Sold This Week:

The most expensive home sold in Ottawa this week is a luxury townhome located in the Glebe/Old Ottawa South area at the prestigious Stone Abbey development. It was listed for $2,574,900 on Feb 4, and firm sold for $2,550,000 on Feb 17, 2026.  The property is located beside the Rideau Canal in Old Ottawa South, just across the Bank Street Bridge from TD Place and Lansdowne Park. ⬇️

This project, a collaboration between Windmill Development Group and Southminster United Church, masterfully integrates modern luxury directly into a historic 1930s church site at 15 Aylmer Avenue. Designed by the renowned Hobin Architecture, these executive residences represent the pinnacle of high-end “Heritage-Modern” luxury, with a design that emphasizes vertical space and elite private amenities.

The detached home sold for$1,250,000 in Barrhaven belongs to one of the market’s most sought-after collections: the Luxe Series (L Series) by Minto, developed between 2000 and 2015. These high-end detached homes sit on 45-foot lots and are best known for their 9-foot main floor ceilings, four bedrooms, and three bathrooms on the second floor. Many models also feature a loft and an elegant curved staircase. The property sold in Barrhaven is the highly popular Douglas model, about 3,200 sqft above grade. While the Douglas typically features an open-to-above dining room, the owners of this home filled in that space, trading that architectural feature for additional living area on the second floor.

Riverside South:

In Riverside South, a “Wildwood” model by Richcraft recently sold for $1,260,000. Built in 2020, this impressive 50-foot single-family home offers approximately 3,610 square feet of above-grade living space. The property is situated on a lot that backs onto a future school site. ⬇️

While the basement remains unfinished, the layout includes four spacious bedrooms, a main-floor den, and a soaring two-storey family room that maximizes natural light. Manotick:

a Minto 52′ Elderberry II model in the prestigious Mahogany community of Manotick, was sold for$1,400,000. It was first listed for $1,559,900 in September 2025, and re-listed for $1,499,000 on Jan 23, 2026. Minto has an inventory of this model for sale in Mahogany at $1,189,900. ⬇️

Westboro:

In Westboro, a semi-detached home in the Avenues II community sold for its asking price of $1,349,900. Built in 2021 by Uniform Developments, the home is a well-finished, modified townhome model, the Berkley. ⬇️

Findlay Creek:

A 2003-built Tartan ‘Royal Edward‘ model sold for $1,140,000. This 3,314 sq. ft. residence sits on a oversized pie lot with an inground pool. The home is highly versatile, featuring 4 bedrooms upstairs plus a loft, and a fully finished 2-bedroom in-law suite in the basement. ⬇️

Kanata South:

In Kanata South, a 2020-built Richcraft interior townhome—the Stillwater model—sold for $680,000. Located in the Bradley Commons community and offering 2,243 sq. ft. of above-grade living space, this sale represented the highest 2-storey townhome price in Ottawa’s suburban communities last week. It reflects the market value, slightly on the high end. ⬇️

Kanata North:

In Kanata North, a 3-bedroom plus loft Simcoe model by Minto sold for $648,900. Located in the newer Brookline community, this modern townhome offers approximately 2,130 sq. ft. of living space including the finished basement.

Riverside South:

A 2013-built Richcraft “Manor” model recently sold under Power of Sale for$550,000. While the price is below market value, Power of Sale transactions require extensive due diligence on the buyer’s part, as properties are typically sold “as-is” with no warranties.

Other:

A Tamarack “Abbey” model sold for full asking (under $590k) with an unconditional offer on day one—a clear sign that buyers are ready to act fast on high-value listings.

Current inventory levels for specific communities are as follows:

Summary (Guan Guan’s observation, for reference only):

  1. Overall, the market remains relatively stable with only a slight increase in inventory.
  2. High-quality luxury homes continue to perform well, often selling at or near their asking prices. This trend suggests that buyers with significant purchasing power remain less price-sensitive when they find a home that meets their specific needs.
  3. The recent sales of single-family and / or two-storey townhomes mostly reflect current market value; these figures remain below the peak prices seen over the past 2-3 years.
  4. In the current market, two-storey townhomes selling for over $700,000 typically feature prime quality, unique upgrades, a prime location, or a premium lot. The majority of townhomes are selling below the $700,000 mark, with many transactions clustering around $600,000.
